2-4 Yarra Street is a concept design for a mixed-use development of over 30,000m² commissioned by the Ashington Group. It comprises two buildings that are connected by a single podium; one building of apartments that is 22 storeys in height, whilst the other building, a hotel is 15 storeys high. The two buildings are separated by the width of a laneway that has been created through the site at ground level to connect Yarra Street with the rear laneway and allow a vehicular entry and drop-off, exclusive from Yarra Street.
The ground level is occupied by retail tenancies, vehicular entries to both basement and above-ground car parking and separate entry foyers for the hotel, apartments and offices. The offices occupy the upper two levels of the podium, of approximately 3,000m². The hotel proper and the apartments begin at the podium roof. There are two levels of basement car parking for 90 cars and two levels of above-ground podium car parking for 90 cars.
The two buildings step in height to address the adjacent built fabric of the Toorak Road precinct, which is of a much lower scale.
